Professionally managed
furnished accommodation

We lease residential property in Sydney and operate it as fully furnished corporate and extended-stay accommodation — the lease is held in the company name, the property is furnished and maintained at our cost, and there is one named operator answering the phone.

Lovi Stays is a registered business name of Sophie Lau & Co Pty Ltd ABN 51 652 304 777 GST registered

This page is for agents, property managers and owners assessing an enquiry from us. It is not a booking page.

01 — The offer

For property owners and agents

What we put in writing before an application is made.

  • Lease held in the company name, with a director's guarantee available.
  • 12–18 month initial term, with a preference to renew long term.
  • Rent paid by direct debit, with bond as required.
  • Professionally furnished and styled at our expense, to a standard that improves the presentation of the property.
  • Full make-good and return to original condition at the end of the lease.
  • Written owner consent comes first — before any lease is signed, the owner and agency approve the short-stay use and our right to place guests, recorded in the lease.

02 — The comparison

We are the better tenant

The same property, side by side with a standard residential tenancy. Every line favours the owner.

Standard tenancy compared with a Lovi Stays tenancy
Criterion Standard tenancy Lovi Stays
Rent Paid by an individual Paid by a GST-registered company
Condition oversight Inspected 2–4 times a year Cleaned and inspected after every stay
Furnishing Owner's risk if furnished Fully furnished and styled at our cost
Maintenance Reported by tenant, often late Detected early, minor works fixed by us immediately
Point of contact Rotating occupants One named operator, contactable 24/7
Wear and tear Daily residential use Guests stay days or weeks, not years
Incentive to care Occupant owns nothing in the property Our own furniture and our reviews are in the property — damage costs us before it costs the owner

03 — Operations

How each property is managed

The operating standard applied to every property we take on.

Guest screening

ID-verified every booking. No local one-night, event or party bookings. Guest numbers capped to the bed configuration and stated in writing. Core guests are corporate travellers, relocating professionals and visiting families.

House rules

No parties or gatherings. No smoking or vaping. Quiet hours 10pm–7am. No pets without written owner approval. Breach means immediate termination of the stay plus charge-back for damage.

Cleaning and presentation

Professional clean and commercial linen after every departure, plus a quarterly deep clean. The property is seen and assessed by our team many times a year.

Maintenance

Photographic condition report after every stay. Minor repairs carried out at our cost. Anything owner-liable is reported to the agency in writing the same day, with photos.

Neighbours and strata

The building manager and immediate neighbours are given a direct 24/7 number. Complaints are acknowledged immediately and resolved the same day.

04 — Regulatory

Compliance

The regulatory position, before a lease is signed and before anything is advertised.

  • Registration on the NSW STRA Register before any advertising or bookings, with the PID displayed on all listings.
  • Compliance with the NSW Code of Conduct for the short-term rental accommodation industry and with the STRA fire safety standard.
  • Strata by-laws reviewed and complied with before any lease is signed.

05 — The operator

About Sophie Lau and the company

Lovi Stays is run by Sophie Lau, who has operated a service business in Sydney since 2009, and through Sophie Lau & Co Pty Ltd since 2021.

That established business is bridal makeup and hair artistry: a team of around 16 contractor stylists servicing weddings across NSW and interstate. Weddings are unforgiving on three things — scheduling, presentation and being reachable when something changes.

Lovi Stays is the accommodation arm of that company. It is deliberately being built the same way: one named operator, everything agreed in writing, nothing done to a property that the owner and agency have not approved.

06 — Due diligence

Documentation available on request

Provided with an application, or earlier if the agency prefers to assess it first.

  • ASIC company extract
  • ABN and GST registration
  • Company financial statements
  • Accountant's letter confirming capacity to service the rent
  • Recent business bank statements
  • Certificates of insurance
  • Trade, professional and character references
  • Photo ID (100 points)

07 — Next step
